Capability built through experience

Tricon delivered the refurbishment of the main entrance to the Irish Life Centre on Abbey Street, Dublin, upgrading both the internal reception area and the external approach to the building across 100 square metres. The works combined a refurbished reception, new entrance doors, and front façade works with new external hard landscaping. Delivered for Irish Life with Urban Solutions as project managers and MCA Architects as architect, the project refreshed the primary public entrance to one of Dublin’s landmark office complexes.

The defining challenge was the location. The entrance sits on Abbey Street, a dense city-centre setting immediately beside the LUAS line, with no parking, no loading bays, a bus corridor, and a one-way traffic system, all alongside large volumes of public and Irish Life staff passing through daily. Access to the Irish Life building had to be maintained at all times throughout the works, meaning the refurbishment could not interrupt the flow of people in and out of a live, occupied building. Health and safety was a particular priority given the close proximity of the LUAS, the public, and members of staff.

Tricon structured the works on a phased basis so that access to the building could be maintained at every stage, sequencing each part of the entrance refurbishment around the continuous movement of staff and public. Deliveries of materials were staggered and carefully sequenced to suit the constraints of the site and the one-way traffic system on Abbey Street, working within the absence of parking and loading provision. Health and safety management was central throughout, with the proximity of the LUAS, pedestrians, and staff shaping how the site was set up and controlled.

The works covered refurbishment of the internal reception area together with the external approach to the building. New entrance doors were installed, the front façade was refurbished, and new hard and soft landscaping was completed to the external areas. Throughout, the works were delivered in phases, with staggered deliveries and tightly controlled site access, so that the entrance remained available to staff and the public and health and safety was maintained in a highly constrained city-centre environment.

The completed project delivered a fully refurbished main entrance to the Irish Life Centre, with an upgraded reception, new entrance doors, a refreshed façade, and new external landscaping. By phasing the works and managing deliveries around the live traffic and pedestrian environment, Tricon completed the refurbishment while maintaining uninterrupted access to the building throughout, in one of the most constrained public settings in Dublin city centre.
