PROJECT OVERVIEW

Tricon completed a full refurbishment of the Permanent TSB branch on Main Street, Bray, a 200 square metre premises taken back to a grey box and rebuilt to a finished, operational banking environment. The scope included a complete mechanical, electrical, and security services upgrade, alongside new feature ceilings, specialist joinery, and full floor, wall, and ceiling finishes.

Delivered for PTSB with Oppermann Associates as architect, the project was carried out in a working, customer-facing branch on a busy town-centre street, with the branch remaining open for normal business throughout the works.

The Challenge

The defining constraint was continuity. The branch had to maintain normal business operations for the duration of the refurbishment, which meant all works were completed outside normal working hours and sequenced so that the customer-facing environment stayed operational each trading day.

To make this possible, the internal areas were stripped back to a grey box and rebuilt across four separate phases, allowing the branch to keep functioning while sections of the premises were taken out of use in turn. Coordinating a full strip-out and rebuild, including live mechanical, electrical, and security systems, within an occupied banking environment required careful phasing and tight control of the site at every handover between trading and works.

The Approach

Tricon structured the project around the branch's operational requirements, dividing the works into four defined phases so that refurbishment could progress without interrupting banking services. Each phase was planned to isolate a section of the premises, complete the works, and return it to use before the next began.

Working outside trading hours placed particular emphasis on daily coordination: setting up, progressing, and making safe each work area so the branch could open normally the following morning. The mechanical, electrical, and security services upgrades were sequenced within this framework, ensuring live banking systems remained functional throughout while new infrastructure was installed in stages.

Delivery covered a complete mechanical and electrical upgrade together with a security services upgrade, reflecting the specific requirements of a banking environment. New feature ceilings, specialist joinery, and full floor, wall, and ceiling finishes were installed across the branch.

All works were carried out after hours across the four-phase programme, with each area stripped, rebuilt, and reinstated to a finished standard in turn. This phased, out-of-hours approach maintained business continuity while delivering a full refurbishment of the premises.

The completed project delivered a fully refurbished 200 square metre PTSB branch, upgraded across services, security, finishes, and joinery, without any interruption to the branch's trading operations.

By completing the work in phases and outside business hours, Tricon returned the premises to a modern, fully operational standard while protecting continuity of service throughout, the priority in a live banking environment where disruption must be minimised.
