Tricon delivered a CAT B strip-out and refurbishment of PTSB office space at Cork Airport Business Park, covering 800 square metres across two floors. The scope included the full office fit-out over both levels, together with refurbishment of the common areas and WC facilities.

Delivered for PTSB with Knight Frank as project managers and Module as architect, the project took the existing office space through strip-out and rebuild to a finished, contemporary working environment, with a project value of €1.05 million.

A CAT B fit-out takes an office space beyond base build to a fully finished, occupier-ready environment, tailored to how the organisation works. Delivering this across two full floors, plus shared common areas and WCs, called for a coordinated programme spanning strip-out, services, partitioning, finishes, and joinery at scale.

Working over multiple levels adds a layer of logistical coordination: sequencing trades and materials between floors, managing shared circulation and services, and maintaining a consistent standard of finish throughout the building.

Tricon approached the refurbishment as a single coordinated programme across both floors, sequencing the strip-out and rebuild so that work progressed efficiently between levels toward a consistent finished standard.

Working to the design from Module and alongside Knight Frank as project managers, Tricon managed the interface between the office areas, common areas, and WC facilities, ensuring the fit-out, services, and finishes aligned across the full 800 square metre footprint.

Delivery covered the full CAT B strip-out and refurbishment across two floors, including office finishes, partitioning, and services, alongside the refurbishment of common areas and shared WC facilities.

The programme ran from June to October 2022, bringing both floors up to a finished, occupier-ready standard with a coordinated approach to finishes and detailing throughout.
